Hey Real Estate Agents, You’re Doing It Wrong!

Real estate agents have bad social media habits. Every real estate agent or agency is the same. They create an account on Facebook, MySpace, Twitter or some other social network then start spamming addresses they have for sale. This can’t honestly be working, so why do you do it? The most common answer, “I don’t know. I saw other people doing it so I thought it must work.” Ouch.

Loosing the Social Media War

No one gets on Facebook or Twitter to shop. People are on Facebook, Twitter, and other social networks to socialize with friends, play games, and have fun. If you want your business to succeed in social media you need to find a way to make it fun or people will ignore you. Social media is for being social; it is not an ad in the classifieds.

Imagine if you were at a coffee shop having a drink with friends and a stranger walked up and tried to sell you something. You would probably dismiss them then try to ignore them so that they didn’t talk to you again. Interrupting someone’s social time with a hard pitch doesn’t work well, but that’s what most real estate agents are doing on social networks.

You will fail on social network websites if all you do is advertise. That doesn’t mean that you can’t use social networks for business or that businesses don’t benefit from social sites. Social media is a powerful marketing tool, but you have to use it correctly or you’re wasting your time.

Home Buyers and Social Media – Understanding Your Audience

The average home buyer is only interested in buying homes once every few years. Your posts (homes for rent / sale) instantly become boring to us once we’ve found a place to live. If your posts are boring to us and don’t benefit us then we will remove you as a connection, block you, flag you as spam, or ignore you.

Finding new customers is harder than keeping existing customers. If you want to keep us as contacts and get referrals from us then you need to appeal to us even when we aren’t looking for a place to live. Real estate agents are too self serving in social media. That is why you have such a hard time making and keeping good social media contacts, which makes it harder for you to build new connections and get referrals.

Social Media Battle Tactics for Real Estate Agents

Real estate agents need to do three things differently with social media.

Don’t only post the properties you have for sale or rent.
Make house hunting more fun.
STOP TYPING IN ALL CAPS AND USING EXTRA PUNCTUATION.!.! IT’S AMATURE!!!!!!!!!!!!

1) Stop only posting your classified ads. Instead post things that are beneficial to home owners and people that are thinking about buying a home. Anything valuable that you can offer as a social contact before and after we buy a home from you will work. If you are valuable to us then we won’t delete you, we’ll read your posts occasionally, we’re more likely to recommend you, and you have a better chance of still being on our contact lists the next time we move.

Examples of good post topics…

CITY NAME announces plans to extend the freeway.
Learn how to fix a slow drain – short DIY home repair video on YouTube.
Just how much do energy efficient light bulbs save on your electric bill?
CITY NAME will be opening a recycling center next month.
How often do you need to change the air filters in your home?
The grand opening of the new Home Depot on STREET CORNER is this weekend.
STUDENT from LOCAL SCHOOL is nationally recognized for his science project.

The examples above are not only useful and interesting to us, they also sell the community. If I’m sold on the community then selling me a house in the community is a lot easier. Post about things that we care about, not just what you care about. You can still post the homes that you have for sale, but mix it up to bring some life to your social media.

2) Make house hunting more fun. You can use social media for direct marketing, but you have to make it fun to be effective. Here’s a freebee…

Post a riddle on your social networks and leave clues at each of the houses you have in a certain area. The first person to reply to your post with the correct answer to the riddle gets their application fee waived. In order to solve the riddle we will need to gather clues from each of your houses in that area. If we already planned on house hunting the day your contest starts which houses do you think we will be visiting first, yours or your competitors? This is just one example of how to get people to focus on your houses when they go house hunting while making your social media fun.

Use the same social media to promote the contest in advance. If no one replies to your riddle contest then that tells you loud and clear… You might have lots of friends, fans, and followers, but they’re all ignoring you.

3) READING HEADLINES OR SENTENCES IN ALL CAPS IS ANNOYING. Typing in all caps or adding unnecessary punctuation will not get people to listen to you. People are actually less likely to read something online if they know its blatant advertising and all caps SCREAMS poor advertising.

Using Social Media to Strengthen Customer Relations

Social media began to be prevalent around 2005. Today, it’s sites like Facebook and MySpace that are prevalent among all age groups, although they began with a focus on young people as their main audience, to keep in touch. Today, corporations use these sites to improve customer relations. As of 2009, social media has begun to revolutionize the way corporations are managing their customer relations altogether.

According to IT research and advisory company Gartner, by 2010 60% of Fortune 1000 companies will be using social media in some form as a way to improve customer relations. That’s the good news. Gartner also posits that over half of the companies using web 2.0 sites for this function will do it wrong and actually harm customer relations. Gartner suggests that companies focus their analysis on customer online buying in order to offer a direct calculation of return on investment in terms of sales and customer loyalty coming through social media sites.

Gartner has said that there are four steps that businesses need to pursue so as to use social media successfully as a means to improve and manage customer relations. The first step is to clearly define what the purpose of the social and media initiative is. The second step is that a company must be willing to surrender some control over social media as a means to customer relations, because the public at large wants to “own” part of the relationship as a reward for their participation.

Companies then have to reward those customers that participate socially. This may mean allowing them to vote on, or otherwise rate contributions and information on the site. Finally, companies must appoint someone in-house who has the skills to head up a social media customer relations initiative. Using web 2.0 sites for customer relations should never be an afterthought. In fact, it should probably have someone specifically devoted to it full time, with their own staff if necessary.

Social networking has indeed changed customers’ and prospects’ behaviour, in critical mass. Gartner has stated that these customers can no longer be described demographically in a way that is entirely accurate or adequate; demographics are the usual means of measurement when it comes to corporate customer relations’ effectiveness.
However, with that said, don’t spend a lot of time or effort in trying to use social media as a focus with any great effort unless you know it will pay off by driving truly valuable traffic to your website.

Non-linear Creations did a year’s study of five social media sites, and their effects. These web 2.0 sites were Stumbleupon, MySpace, LinkedIn, Twitter, and Facebook. It was determined after that year that social media sites drove about 18% of its site visitors from referring sites in aggregate.

In the Case of Non-linear Creations, Linkedin and Facebook outperformed the other social media site. That’s important, but it isn’t the whole story. What about conversion rates? Non-linear Creations measured conversion rates by whether visitors downloaded one of their white papers, subscribed to their blog or newsletter, or contacted them by phone or email. In this case – driving real prospects – Linkedin outperformed the other sites. Traffic from Linkedin was much more likely to convert than the average site visitor. Other web 2.0 sites actually underperformed the average.

There’s no guarantee that Linkedin will give your company the tangible results that Non-linear Creations got. It probably depends on what type of business you have. It is not quite understood what the less tangible benefits are of reaching customers online in a way that makes them feel as if the brand is listening and cares enough to interact in the way they desire. One of the things people dislike about customer support call centers is their anonymous feel. It keeps them from feeling a sense of relationship to the brand. So far no obvious downsides of using social media for customer service, so it would seem to be in any company’s best interests to use this form of outreach.

It certainly isn’t hard to create accounts on web 2.0 sites. The hard part is in actually interacting with customers on them, listening to them, and analyzing your online visitor numbers to see which sites give you the most return on investment in terms of online sales or some other metric. At that point you’ll have to determine how much effort to put into making under-performing social media referrers more effective.

I love the Buy Local First program in Utah, not just for the sake of buying shiny new things but mostly because I love interacting with local business owners and fellow consumers who face the same fears and frustrations that I do. One of my favorite pastimes is to window shop 25th street and other Buy Local First establishments on Saturday mornings. Through my conversations with the local shop owners I have become aware of the increasing significance of social media and online personal branding for these establishments. Because their target market is focused on a specific geographical area, the importance of location-based searches and location-oriented social media applications is growing.

We are all aware of how important interaction in social media is for your search engine optimization. Not only will you get more recognition from search engines but you will also receive more notice when one of your customers becomes a fan on Facebook, a follower on Twitter or a connection on linked in because their entire social network is alerted to this fact via news feeds and other various notifications. So how do you get your current customers to interact with you online? This is one concern of local business owners that I see frequently. Many of these business owners have begun their offline campaigns to get more traffic to their online presence. Let me share some of the more successful and creative ways I have seen this done recently:

Social Media Business Cards: These local businesses are all about giving customers access to the business owners and managers. Their customers love the personal interaction with management. One way they do this is by giving out the business card of the owner on a regular basis. On the business card you can find not only the traditional means of communication but the links to their website and, more importantly, their social media presence (eg. Facebook URL, Twitter username, etc.) This encourages customers to go and interact with the business owner in a less formal but still very informative setting.

Social Media Coupons and Exclusive Offers: On many occasions I find a postcard attached to my receipt. This doesn’t just give me the information to find these businesses online but also an incentive to do so. They give coupons and discounts to customers who become fans of their Facebook pages or for those who participate in online surveys and contests. One local portrait studio had a drawing from the people who commented on a particular Facebook status and the winner received a free sitting and portrait package. Email Lists Turned Social: We are all familiar with mailing lists. I have signed up for several emailing lists at local shops and I used to only receive newsletters, sale notifications and other relevant news from these establishments. Lately, however several of these establishments have turned to notifying their mailing lists about their social media presence. They encourage their customers to interact with them via social media, provide links to their blogs and exclusive offers on Facebook or Twitter.

You don’t have to adopt any of these techniques to get your offline customers to interact with you online but you should be using some sort of technique to encourage this interaction. Learn a very important lesson from these local business owners and apply it to your own personal brand. Communicate with your customers via traditional means to promote your online presence and get them to interact with you there. Use techniques best suited to your industry and brand and have fun with it.

Local online advertising definitely beats offline advertising by a mile. Local online advertising caters to the buyer and customer’s specific needs. For instance, everybody goes through a buying course of action. A client first is knowledgeable about that he is needing or wanting something thus, the buying process commences. Next, they bring together information and facts about the product or service they want. Lastly, they ask family, friends, colleagues, about what they know think about the product or service. The last phase of the process is all about gathering reviews and word of mouth testimonies. Sooner or later, the buyer then makes a decision whether to push forward or just forget about it.

It seems that in offline advertising, it particularly gets revenues from the last phase of the buying procedure. Social Media is any online platform where people can connect, have conversations and then build relationships. After those relationships are built you can then use those platforms to market your products and services online.

Marketing on the Social Networks uses the model of “Word of Mouth Marketing” which is the most successful form of marketing there has ever been. Word of Mouth Marketing works because people are 3 – 4 times more likely to buy something from someone they know, like and trust than they are to buy something after watching or listening to a traditional marketing message.

Social Media Marketing is Word of Mouth Marketing on steroids!

Question #1 – Are you passionate about your products and services?

Social Media Marketing is built on the model of Word of Mouth marketing so it really only works well when you are selling something you are truly passionate about. When you are passionate about something it is not chore to talk about it. Conversation is an important part of a successful Social Media Marketing plan.

Question #2 – Do you have a true desire to help others with your products and services?

When you truly desire to help others it shows and the people you have relationships with online will feel your intent. You also won’t resent the time you need to spend explaining how your products and services will help others and your passion will be infectious. This will make you memorable. If your friends and fans need what you are selling it will be an easy sell because they will feel your passion. If they have friends or fans that need to find out about you them will pass your message along.

Question #3 – Do you need a way to show case your products and services to a larger audience but you don’t have a lot of money to spend?

Social Media is perfect for businesses that have a small advertising budget. Most campaigns can be started with very little cash. After your sites are set up and optimized you can maintain them yourself so the cost is not in dollars but in time. Then later when you become too busy to handle it all on your own marketing you can hire someone else to handle those tasks that can be outsourced.

Question #4 – Do you hate to sell but know you must make sales to survive?

The old saying goes “we love to buy but we all hate to be sold” and that is never truer than when we are trying to sell our products and service using the Social Networks. The power of Social Media Marketing is in the fact that first you create a relationship with people in your target market and then provide them with relevant and useful information. If they need what you are selling they come to you “pre-sold” because they already know the value you bring to your market. This makes it the perfect platform for you if you are offended traditional forms of marketing that rely on hype and over-inflated promises.

The world is changing and many people are offended by the traditional marketing model. They hate the hype and in your face sales tactics.
