Internet Marketing For Real Estate Agents Provides More Potential Prospects

September 28th, 2009

If you are a real estate professional, you know that the real estate market is in a, generously stated, slump. The market has a glut of homes and buyers become harder to qualify for home loans each day. If you are scratching your head trying to find a better way to put your inventory of homes on the market, you have to remember that internet marketing for real estate agents brings results.

Many agencies have relied in traditional marketing methods. These can include newspaper advertisements, direct mailing and cold calling. While these methods are satisfactory for reaching the local market, how does the real estate professional reach out to the person who may be relocating to their area?

In any given area of the country there is a movement of people both entering that particular location and moving out of the area. Traditional methods of displaying listings don’t, can’t and won’t reach someone who is interested in moving into an area. If a person is moving out of the area, there has to be a way to show them residences that are available in the area that they are moving into.

The best marketing tool that exists for drawing prospects from outside the traditional area sits on almost every real estate professionals’ desk. Through the power of the computer and the Internet, existing listings can be provided to out of town clients. Similarly, out of town listings can be provided to existing clients that are leaving the area. The ability to place listings on the Internet provides the real estate professional unparalleled opportunities to provide out of town prospects the current inventory of listing in any given agency.

On-line listings are available to anyone with a desktop computer, a laptop computer or even a smart phone. In a highly mobile society, the ability to reach prospects who do not reside in the immediate area serves as a competitive advantage to any real estate agent or agency. In an age when communications and applications are available to anyone, the market for property is nationwide if not worldwide.

The existing MLS listing form can be either reproduced on a computer or a simplified form can be created. Along with the listings photographs of the home can be included. A more “upscale” method of allowing the prospective clients to view the home is to provide a video of the home. The video can be included in the on line listing in a WAV format. Windows Media Player and most other media players can play the WAV format with ease. The inclusion of a video of the interior and exterior of the home allows the prospective client the ability to walk through the home without ever setting foot in the home.

Internet marketing for real estate agents brings results from both out of town prospects and additionally prospects that are in town. The inclusion of a description, the MLS listing and photos or a video of the property allows the prospect to view and significantly reduce their “short list” of homes that are available in the area. Internet marketing expands the customer base which provides the agency with a higher bottom line.

Ethical (White Hat) SEO Slower than Black Hat, But Google-Friendly

September 24th, 2009

Many SEO (search engine optimization) firms would like to have you believe that SEO is a form of rocket science. When you talk to them, they are keen on throwing in technical jargon to show you how very very smart they are. SEO is not rocket science. In fact, if done properly, it is hardly an elementary school science fair. That is why it is so difficult for many people; because it really is so simple, and, those in the business often want to make you think it is complicated. Even though the technology has changed for high level SEO, the principles and basics are the same as they always were in laying a decent foundation to turn your site into a very popular entity.

I will say since returning to college a few years ago as a non-traditional adult student, much has changed in the way SEO is performed. There are some trade secrets that cannot be given away. However, there are plenty that can be given away, for free, and sure, I could write an e-book easily and sell it to you, but am I really helping you if you can research just a little and get the information free on the web? Of course not.

A few useful ides might go something like this. If you Google phrases like “How to find the best keywords for my website?” there are plenty of articles out there. Keywords are not a one-size-fits-all element of SEO. It depends on what you are purveying. To get started make a list of the best, most targeted keywords or keyword phrases. These keywords tell the search engines what your page is about. They must be words or phrases that you discover or know from instinct or experience that are typed into Google and other engines often. For instance, let’s say you are a Pontiac dealer that specializes in1972 Trans Ams. The novice on the web might use “Pontiac” or “Trans Am” as priority keywords. Not a good idea, as they are not targeted enough. The proper keyword phrase might be “Where to purchase a vintage Trans Am” or “Purchase 1972 Trans Am” or “Purchase 1972 Pontiac Trans Am” or all of them, or those and even more. Use your imagination. Think originally in terms of phrases that you feel others type in to find your goods or services, but perhaps other vendors have not. You may find yourself at number one before you know it.

Use a page title. At least one or two of your keywords or phrases should be included. It not only informs your visitors, but shows up on search engines. Write a title tag. Without one, there is no title. This can greatly affect amount of web visitors. A keyword-rich description tag is pertinent but it is a tight-wire act. You don’t want to overload it with keywords or phrases, but you don’t want to leave out the most important ones. One sentence is ideal; two is okay, but best in one if possible. This will show up in searches on Google, etc. It should give just enough information to make it compelling enough to click on, when someone sees it on an engine.

The years have passed and I cannot even remember the first time I heard the word “meta-tag” much less on which web site I was including them. Oddly, some of the most veteran web designers and article marketers do not have a clue as to how to use them. They are the words in “the guts” of your website, which the visitors do not see, but the web engine spiders not only see but rely upon them. It should be a line inside your website which is easy for the web engines to “see”. Make sure it describes your site well. Engines will often send web traffic your way depending on how written in a lucid fashion. If you have more than one keyword or phrase Meta tags are the best place to include them (and if you are thinking clearly, you probably do, have more than one). This again is a tight-wire act. Use them wisely, not too many, not too few.Read up on meta tags, ask questions. There are some very good full service web firms that will give you a free consultation. A lot can be learned simply by asking and studying.

The information that you write must be useful and considered “valuable content” to the search engines. Major search engines particularly notice articles that you will market with back-links to the site. They should have high density and always be rich with keywords and keyword phrases. Again, more engines will notice and click. The web is worldwide, you know, and people are rushed everywhere. Make it easy for them. Though keyword rich, be careful not just to write a story or description loaded with keywords, the search engines will will not notice you, not reward you, but possibly push you back a few pages, or some may even delete you, including Google. They will reward you if the information has density and you use the keywords or keyword phrases properly. The information must make sense, even to the search engine robots. Please; no redirects or a trashy/busy site. If possible, imagine yourself in the user’s shoes. Don’t you want to click once on the search engine indexed link that takes you to a useful website that gives you the information or products they need? Of course, and so do they. Think it through, make a plan, work the plan, and people will visit your site than you thought possible.

How To Benefit From The Power Of Twitter And Social Media

September 21st, 2009

There are perhaps many people who don’t know the power of Twitter and social media. You need only to think what it was like a decade ago though and how incredibly difficult it was to get in touch with people if you compare this to our current situation.

Social media is a catch all phrase for all sorts of interaction on the internet and one is able to see that there are sure to be hundreds of different ways that you can do this. One of the first that comes to mind though is that of Twitter and this micro-blogging site certainly has grown in leaps and bounds. Each message is called a tweet and like a text message on your mobile, you are only allowed 140 characters.

Twitter’s prominence is so great that at the moment it is accessed by over fifty five million people on a monthly basis. This is just outside of most people’s comprehension if you were to think what it would take to actually meet all of these people at once. But this site allows you to get in touch with people you have not seen in ages and even more importantly, others that you are likely never to have met. It is incredibly powerful.

Social media is all about sharing and making a contribution to the internet and there are various ways in which it allows one to do this. Firstly you can have a blog which is literally a space online where individuals can share their thoughts. A lot of these are never read but there are others that almost have a cult like following. You can also share through sites such as Wikipedia and Flickr, as well as a host of others.

Social media gives Joe Public a voice and this is what entertainment companies have realised is so important. It is now common to see TV and sports networks ensuring that they allow blogs on their site so that people can interact as much as possible and this means that there is greater identification with their brands. It is an important marketing tool.

In this day and age where the world is getting smaller everyday and people have more information at their fingertips than in all the history of civilization, the power of Twitter and social media needs to be acknowledge and utilized to its fullest potential.
